How I work

What working with me looks like.

No surprises. Here is how we'll work together, what you'll sign, and how I get paid, before you commit to anything.

  1. A free 30-minute call. Your timeline, budget, and what you want. No obligation and nothing to sign.
  2. Agency disclosure. Minnesota requires me to explain who I can represent, the seller, the buyer, or with written consent both, at our first real conversation. You'll know exactly where I stand.
  3. Written buyer agreement before we tour. Before we see homes together, we sign a buyer representation agreement. It spells out what I'll do for you, how long it lasts, and how I'm paid.
  4. Get pre-approved. With the lender of your choice, so you know your real budget and sellers take your offer seriously.
  5. Search and tour. I send homes that fit, and we run the numbers on the ones you like: payment, taxes, and comparable sales.
  6. Write a strong offer. Price, terms, and contingencies based on comparable sales and how competitive the home is.
  7. Inspection. You choose the inspector. I'll give you two or three names to consider and coordinate access.
  8. Close. I track deadlines with your lender and the title company and walk you through the final walkthrough and closing day.

If you're selling

  1. Walkthrough and CMA-based pricing. I see the home, then build a comparative market analysis from recent nearby sales and active competition.
  2. Listing agreement. Term, price, and my compensation are set in writing. Whether to offer compensation to a buyer's agent is your decision, and we'll talk through the tradeoffs.
  3. Prep and launch. A short prep list, professional photography, and a launch on the MLS through Real Estate Services of Duluth, plus social media and open houses when they make sense.
  4. Offers and negotiation. I compare every offer on net proceeds, financing strength, and contingencies, not just price.
  5. Contract to close. Inspection, financing, and title deadlines tracked, with updates at every step.
How I'm paid

Negotiable, in writing, and explained up front.

My compensation is not set by law or by any standard rate. It's negotiated with you and written into your agreement before I start working for you.

For buyers, a seller sometimes agrees to cover some or all of it. If not, it can be negotiated as part of your offer or paid by you. You'll see the numbers before you sign anything.

Common questions
Do I have to sign anything to talk to you?

No. Calls, questions, and a price opinion on your home are free. The buyer agreement comes before we tour homes together, and the listing agreement before your home goes on the market.
